“Myth Busters”: Retail Follows Rooftops (or does it?) - A groundbreaking study that busts this myth many consider a development fact. A unique growth pattern, discovered first in Charlotte, is substantially impacting commercial and residential development, as well as behaviors in surrounding communities.
Lessoned Learned:
• A crescent shaped section of the Charlotte MSA, studied over the 2002-2008 period, consistently lags in household income, school performance, education levels and home values.
• Area development has grown and improved outside of the crescent shape, concentrating in areas such as South Charlotte, Union County, Lake Wylie and Lake Norman, and the light rail corridor.
• The planning and improvement of city streets has an important role in planning area development and attracting commercial as well as residential development.
